

Buying a home is exciting, but your monthly mortgage payment can feel like a mystery. The good news? It doesn’t have to be.
Your mortgage payment typically includes four main components — together, these are called PITI:
This is the actual amount you borrowed. Each month, a portion of your payment goes toward reducing your loan balance. Over time, your principal decreases, and your equity in the home grows.
This is what you pay the lender to borrow the money. Your interest is calculated based on your loan amount, your interest rate, and your loan term.
Property taxes are collected through an escrow account, a savings bucket your lender manages to make sure taxes are paid on time each year.
This includes homeowners insurance and, if required, flood insurance. Depending on your loan type, it may also include private mortgage insurance (PMI) — sometimes called “foreclosure insurance.”
Some buyers pay HOA dues, but these are generally separate from your monthly mortgage payment. Knowing this helps avoid surprises and makes budgeting easier.
